New Build Construction denotes new construction as opposed to the renovation or refurbishment of existing structures. The new build can include newly constructed facilities of all types such as houses, apartments, office blocks, hospitals, stadia, etc. But, the term is often used in connection with the building of new homes.

In the new build, the percentage of new work will be more significant than any existing work. A new building that uses a previous building’s foundations would still be regarded as a new build. In the case of a current multi-story office block with several new floors added to increase lettable floor space, the construction overall would not be regarded as a ‘new build.’

Work that is not termed new build includes remodeling, refurbishment, and renovation. Extensions can be classed as new builds by their very nature, but the existing building that has been extended is not a new build.

Depending on who you are working with, it may be possible that you could request for the schedule of work order, detailing the overall build and who is responsible for what before the work starts.

Typically the structural work is completed before the plastering and used concerning specific trades, including carpenters, plumbers, and electricians. Then we start constructing any stud walls, installing doors and window frames, flooring, joists, stairs, setting out of electrics, and pipework for plumbing.

Usually, after all, plastering is complete or plasterboards installed. We then make the connection of electronic appliances, installation of cooker, boiler, and electric sockets, any light fittings, fitting of smoke alarms. Skirting boards to walls and doors fitted into frames. Moreover, baths, sinks, and showers are installed, they have the plumbing connections, and this phase is all a bit cleaner than the first fix.

Sometimes there is even a third fix stage, although it’s heard less commonly these days.

The part that most matters to the average customer the most is the finish of the kitchen and bathroom fittings, paintwork and or stain work, all the tiling to the bathrooms and kitchens, and wherever else you might have installed tiles. The general finishing carpentry before the property is handed over to you before completion of works.

Make sure you find out from the start what aftercare is available for your new build or renovation. For example, if all the lights go out and your property is the only one in the street or area, who would you call? Some builders will offer aftercare directly, but some don’t, so it’s essential to check.

Remember, if you doubt any of the above, make sure you seek professional advice.

At this point in planning a home renovation, make sure to investigate local zoning regulations and permits. Also, ensure your neighborhood is zoned for your remodel and find out if you’ll need a permit. If you are completing a project that will change your home structure or use a room, you will most likely need a permit. Wait to apply for permits until you’ve hired a construction team and built a project timeline.
